Landlord and tenant - Rent - Fair rent - Rent assessment committee - Market rent comparables
There was no duty in s14 of the to adopt a valuation by reference to comparables, accordingly there was no necessity for the committee to research such material if none had been presented to them by the parties. Furthermore, there was no requirement that reference should be made to the statutory rent register since the register covered a very large area and it would be impossible to do an entirely full research exercise, the parties would need to be informed of registrations on which the committee proposed to rely; it contained limited information and did not provide evidence of market transactions, but only of determinations made by other committees on other occasions in relation to other properties.
